Representative Transactions

Closed a complex $174,000,000 loan
transaction for joint venture development team and
institutional equity partner in September 2008 while the
US banking industry was in the midst of turmoil and
uncertainty. The financing is enabling the developer to
construct a mixed-use town center in Prince George’s
County, Maryland. Our attorneys helped identify
solutions to address lender concerns while maintaining
borrower protections. We negotiated various joint
venture agreements and complex operating agreements
within this transaction to document the obligations of
each developer and institutional equity partner.

agreements between developer clients and Washington
Metropolitan Area Transit Authority and the Maryland
Department of Transportation for transit-oriented
mixed-use development projects

350,000 square foot vertical mall in downtown Silver

Representative Transactions for Leasing and
Sales
Mulrenin & Associates
provides complete legal services for leasing and sales of
retail and office sites, including preparation of form
office, in-line and pad leases, negotiation of anchor tenant
leases, negotiation of sales agreements of both fee interest
and condo estates, preparation of unilateral and multi-party
reciprocal easement agreements and administration of
exclusives, permitted uses, prohibited uses and similar
overlapping interests. Our attorneys routinely represent
developers in the negotiation of multiple tenant leases for
an entire project simultaneously to maintain consistency and
oversee lender-required thresholds. A list of recently

Arizona. Fulton Ranch Towne Center is part of Fulton
Ranch, a 520-acre, lake-based lifestyle village in
Chandler, Arizona

mixed-use project located in Fairfax, Virginia that
includes 53,000 square feet of retail shops and
restaurants, 91,000 square feet of Class A office space,
and a 558 space structured parking garage
